Specifications

Structure executed according to project specifications in reinforced concrete for horizontal elements and mixed (concrete-metal) for horizontal vertical elements, all in accordance with the CTE and applicable regulations.

ROOFS – TERRACE

• Flat roof, fully accessible, with porcelain stoneware flooring, thermal insulation and waterproofing.

FACADE

• Solid brick masonry to be clad and rendered with cement mortar on the exterior and painted, in some areas tiled.
• With polyurethane cavity wall insulation and hollow brick interior wall plastered and painted, thermally and acoustically insulated according to CTE requirements.

EXTERIOR CARPENTRY

• Exterior entrance door in lacquered steel with security lock.
• Hörmann sectional garage door in the same colour as the joinery.
• Exterior carpentry in aluminium hinged or sliding with thermal break, with sliding doors combined according to design with double laminated safety glass with 4+4 +c+4+4+4 guard sun, in dark grey Ral 7016, by Technal, Sapa or similar.
• Aluminium blinds in bedroom.

GLASS RAILINGS

• Safety glass railings by means of vertical tubular steel profile or letterbox system, depending on construction requirements.

INTERIOR CARPENTRY

• Armoured front door with steel core, security locks and peephole.
• Interior doors 2.2 metres high, in smooth lacquered brushed oak, hinged or sliding, with handle, invisible hinges and magnetic lock, according to project.
• Lined wardrobes at a height of 2.3 metres from the floor, modular in design and equipped with a hanging rail, shelf and drawer unit.

• Interior partitions between flats, double wall of sound-absorbing perforated brick and rock wool.
• Interior partition walls of double hollow brick in accordance with CTE requirements for acoustic, thermal and RF insulation.

ROOF PENETRATIONS

• Registers in toilet ceilings for air-conditioning equipment.

INTERIOR FLOORING

• 120 x 120 cm porcelain floor tiles for interior flooring, Evory large format porcelain tile by Marazzi, selected from the options offered at Looxur by Puya.

EXTERNAL PAVEMENTS

• Accessible outdoor flooring in 120 x 120 format in non-slip porcelain material by Marazzi, selected among the options proposed in Looxur by Puya.

EXTERNAL PAVING

• Natural stone, concrete bricks or continuous paving with reinforced concrete, selected from the options proposed in Looxur by Puya.

• Plastering on walls and ceilings, false plaster ceiling in wet rooms and where equipment is housed.
• False ceiling where the air-conditioning equipment is located.
• Perimeter recessing in the living room.

• In bathrooms and toilets, the wet areas will be tiled with Marazzi porcelain tiles from floor to ceiling, selected from the options proposed in Looxur by Puya according to the project design.

BATHROOMS

• Bathrooms with wall-hung toilets with dual flush cistern and premium quality toilets from Villeroy & Boch.
• Low profile or flush shower tray fitted with shower enclosure according to project specifications and layouts, made of Glass Inox.
• Taps and fittings by Villeroy & Boch or similar, selected from the options proposed in Looxur by Puya.
• Design furniture with composite or ceramic worktop and backlit mirror in all bathrooms, by Unibaño.

• Lift from basement to first floor with stainless steel doors, interior mirror, connected to central emergency system.

COOLING – HEATING SYSTEM

• Highly energy-efficient aerothermal system with underfloor heating and ducted air-conditioning cooling system with supply and extract grilles in kitchen, living room and bedrooms.
• Temperature controlled on each room.
